Published prices are per person per night or per room per night and includes a free full Scottish breakfast. Adjustments for a) single occupancy b) children are listed on the rates page. Guests who are not able to take breakfast are not eligible for a refund/discount. The availability of single occupancy of double rooms is at our discretion. Any discounts are available at our discretion.
We do not accept guests who expect to share a bed with their children. We do not accept children of under 5 years. Children over 12 years old are counted as adults.
Check in is from 3pm until 7pm on the day of arrival, check in after these times should be negotiated prior to arrival. We expect you to phone if you are delayed for any reason and can usually accommodate very late arrivals. We do not accept guests without a reservation after 9pm. We reserve the right not to accept guests who arrive after 7pm without prior arrangement.
Check out is by 10am on the day of departure unless pre-arranged. We will make every effort to be flexible and accommodate any special requests. Please appreciate that rooms have to be serviced in time for the next guests arrival. A resonable amount of baggage may be left with us prior to 3pm on the day of arrival and up until 11am on the day of departure. Guest belongings found after the guests have departed will be held for 2 weeks before being disposed of. If Guests have filled in the registration form then we will do our best to contact them about their missing items.
A contact phone number and address is needed to confirm a reservation and a non-refundable administration charge (elsewhere called a deposit) of £40 per room is required for one night stays, a deposit of one nights stay is required for stays of more than one night.
The deposit will be refunded (less any credit charges incurred e.g. Paypal charges) only if you cancel your reservation up to 7 days prior to arrival and the room is re-let for at least one night. If you do not turn up or you wish to leave before your reservation is due to end we will expect payment of the original contracted amount in full. If you wish to reduce the number of nights stay in your booking then this will be regarded as a cancellation and re-booking and whilst we will try to accommodate such requests this is at our discretion. We recommend that you have travel insurance to cover any charges that may become due should you have to cancel your booking.
Once a booking is confirmed it means that a legally binding contract is established between us. If you leave before the expiry of the booking or if meals are not taken as booked no allowance can be made. Terms accepted on booking cannot be changed during the stay. This may be reviewed in exceptional circumstances.
If the accommodation is not available to the guest on the dates booked due to events beyond our reasonable control, we will take steps to find alternative accommodation. If suitable accommodation is not available then all monies paid by the guest will be refunded.
We will have no further liability to the guest or any other party.
We pride ourselves on a peaceful atmosphere and to this end the front door is locked at 11pm to avoid guests being disturbed at inappropriate times. Guests have a key to their room and the front door. We expect guests to behave especially quietly after 11pm.
We are sorry but dogs are no longer allowed in the Guest House.
The number of people occupying a room must not exceed the maximum number stated for the room.
All rooms are designated no smoking and a no smoking policy is enforced. Under Scottish law, it is illegal to smoke in any part of the Guest House.
The proprietors are not liable for the loss or damage to guests' property. Valuables remain the responsibility of their owners.
Under the Hotel Proprietors' Act 1956, a hotel proprietor may in certain circumstances be liable to make good any loss of or damage to a guest's property even though it was not due to any fault of the proprietor or staff of the hotel.
The liability however — extends only to the property of guests who have engaged sleeping accommodation at the hotel; is limited to £50 for any one article and a total of £100 in the case of any one guest, except in the case of property which has been deposited, or offered for deposit, for safe custody; does not cover motorcars or other vehicles of any kind or property lost in them, or horses or other live animals.
This notice does not constitute an admission either that the Act applies to this hotel or that liability thereunder attaches to the proprietor of this hotel in any particular case.
A nominated person (the Guest) shall supply us with their contact details (full name, address and telephone number) and they will be responsible for the actions of their party.
The Guest shall indemnify us for any loss from or damage to the Guest House or the furnishings and equipment therein caused by the willful act or default of the Guest or persons or animals within their control.
The Guest shall pay us on demand the amount required for making good or remedying the damage, or replacing any item missing from the Guest House or consequential loss of earnings due to having to cancel a subsequent guests booking. We reserve the right to invoice Guests for any such payment if any loss or damage is discovered subsequent to their departure.
If the Guest has a complaint concerning any aspect of the services provided by us then it is the duty of the Guest to inform us immediately, or as soon as is reasonably practicable and in any event before the termination of the stay. We will do our best to remedy any faults as soon as possible.
It is specifically agreed between the parties that failure by the Guests to notify us of any complaint in accordance with this timescale will entitle us to refuse to entertain the complaint, irrespective of the merits of the complaint.
We reserve the right to refuse to accept anyone who, in our opinion, is not suitable to take charge of the property. In any such case all moneys will be refunded (less the deposit) and the contract terminated without further liability. We also reserve the right to terminate the contract at any time or to remove any person or persons due to unreasonable behaviour, damage to property, or causing or likely to cause annoyance or offence to other guests. In such cases of termination of the contract, any refund would be at our discretion and payment of any remaining amount outstanding will become due.
The Guest shall not arrange for the delivery of or deliver any goods or materials (including Fax transmissions) to the Guest House without our prior agreement.
The Guest shall not store or place on the perimeter of or in the Guest House any inflammable, combustible or objectionable substances or liquid.
The Guest may not bring into the premises any illegal substance or any form of weapon including guns(except licensed rifles used for the purpose of deer stalking and these should not be left unattended unless disabled (e.g. Removal of firing pin.bolt)), replica guns, knives or explosives (including fireworks.)
The construction, validity and performance of this Agreement is governed by the law of Scotland and the parties submit to the jurisdiction of the Scottish Courts.
The Guest agrees that the contract with us is made at the Guest House's premises and that any proceedings between the parties shall be conducted in the Sheriff Court nearest to the Guest House.
